our room had approx 10 inches around the end of the bed and possibly 18 inches on the edge which was not against the wall, the door of the room had a lock but could not be closed because the end of the bed prevented it, therefore NO security. My 'bed head' was an open fire grate - not very appealing, the extra pillows were without pillowcases and were grubby. the bathroom sink was a tiny handbasin usually fitted in small downstairs toilets. Our room was A in No.27, the house was cold and not very welcoming, although the main house (No. 25) was more cheery. It was somewhere to stay overnight but not very enjoyable and we would not return.

As it was fully booked we were pladed in a firther building which the landlady claimed was for "students" Upon arrival we found that the room was not ready and when it was there were no curtains up at the window. There was no television as stated in the information. The room was up in the loft and very cold we felt like we were sleeping in a pigion left. Room very basic. Stairs very steep to get thier as my mother has a bad hip, proved very unsuitable. No discount offered concidering we were away from the rest of the guests. Mother would have preferred a bath, could not swing a cat. On the whole very disappionting and will not go beck to this property.

We enjoyed a pleasant stay in clean comfortable surroundings, and the owner and staff were very helpful. Located ten minutes from the centre of town the Botanic View was a great base to explore Dublin from.

The conference was made all the more pleasurable by the friendly and welcoming atmosphere I recieved by the owners. The location was ideal and the price reasonable. The room was clean and the bed so comfortable that I was nearly late for my plane home! 10/10

It was a lovely place and the breakfast and staff were fantastic. They suggested plenty of attractions that we might have missed without their help.
