Ready for us upon our arrival, gave us excellent directions, maps, etc. The location was far to walk to downtown, but gave us the opportunity to explore Leith and the bus was right outside, it came very frequently and was inexpensive (£2.50 for the day).

The bathroom was smelly The last night the main light in the room was off. We were given a room with a single and a double bed, the mattress in the double bed was half leaning down. Uncomfortable. The time for breakfast from 7:30 to 8:30 is too strict. People go for holidays not to be in a rush. The staff was not very friendly when we arrived at 9:00 one of those days.

Prices are good, cleanliness superb but consider that is a B&B so no much fun but for affordable price you catch a single suite with services inside. Is not near to the centre but 10 minutes by bus and you're there. Also Taxi are very cheap. I suggest definetely this nice and easy going B&B.

These people went above and beyond any expectations every step of the way. the bus out the front means easy access to the city and there are plenty of restaurants in the area. I didn't want to leave! Staff was friendly and room was always clean. We had a 4 person room to ourselves (2 of us) for the price of a 2 person room. Would definitely recommend it for a quiet weekend getaway!

Around half hour by walk or you can take bus to the city centre, which are just in front of the hotel. The only thing that is not very good is because it is near the road side and in the night it is quite noisy. And they do not have private car park. The breakfeast they provide is the best I have ever have in the UK. Really good place to stay while you are in Edinburgh.

Actually, usually I stay in youth hostels which normally suppose to offer less comfort and I am really not a picky person but the hotel was old and smelly, mold on the floor, one of the lamps didn't work, the window didn't open (we have to put a phone book to keep it open..) and the worst of all, I have got bitten by some funny insects. Actually it is not funny at all, it happened on the first night, I have ugly and itchy bites all over my neck and hands (you know, the exposed parts..) and it even provoked me an allergic reaction that makes me look like a monster. Now I'm taking antibiotics and have a week lease from work. I am sorry to say this but I wouldn't absolutely raccomand this place!
