Cheap: euro 35 - 45 ( bedlinen + all taxes included + kitchens included ) but no breakfast services. Affordable spacious accommodation in Amsterdam in residents-apartments. Different type accommodation all central located inside the zone 5700 = centre Amsterdam in residential areas. Maximum 3 kilometres from the heart of the city. Maximum 10 minutes walking from shopping centre and public-transport. Close to all main-spots but not on Dam-square in the heart of the city-centre. +++++++++++++ To enjoy legal a joint you walk in 3 minutes to the COFFEE-SHOP. 10 more coffee-shops within 10 minutes walking. By Law it is since 01-07-2008 forbidden to smoke in cafe's + restaurants + hotel-lounges + public-places. Only in private-apartments smoking a cigarette or a joint is permitted. You rent directly from your host. Not from the owners and not from the Real Estate Companies. You sub-let rooms inside residents-apartments. You use the house of your host. These apartments are to rent by a tourist once in a while in a weekend or for a longer vacation-period when the hosts are away. You do not need a license. These apartments are NOT social-housing. But you can combine rooms in different apartments on the same location that fit the total numbers of your group: 4, 8, 12, 16, 20 ??. House-keeping is available to serve you with cleaning service. There is no elevator, apartments can be on the ground floor or have 1, 2 or 3 flights of stairs. Bus and tram run 24 hours. No lock-out. You get your own set keys. These apartments are NOT a hotel, NOT a guest-house, NOT a bed-and-breakfast-service. FACILITIES Non-Smoking Rooms, Family Rooms, Safety Deposit Box, Heating. LOCATION City Centre, Shopping Centre, Near Highway, Near Train Station, Near Subway, Near Exhibition Centre. GUEST PARKING Public parking is possible on streets nearby and costs EUR 13.00 per day. Free parking is 5 minutes drive. ACCOMMODATION-INFORMATION With the freedom of having your own apartment and keys, you can come and go as you please. FOOD & BEVERAGE If you rent ENSUITE you can use the cooking facilities. if you rent with SHARED bath-room you have no access to the kitchen. Pots, dishes and cutlery are basic and used. All kind of (night)shops, supermarkets, restaurants, cafes and coffee shops are in the main shopping streets nearby. Just 5 - 10 minutes walking. ROOM INFORMATION A convenient alternative to hotel-rooms: 3 - 5 rooms Apartments with 3 bathrooms for 8 - 12 people. 2 - 3 rooms Apartments with 2 bathrooms for 6 - 9 people. 2 - 3 rooms Apartments with 1 bathroom for 7 - 9 people. Inside these apartments: 2 room suites for 4 people with 1 bathroom. 1 room suites for 4 people with 1 bathroom. Bedrooms for 2 - 4 people with 1 bathroom. Bedrooms for 1 - 4 people sharing 1 bathroom with other rooms. These rooms share the main door and hall with other rooms where the tenants are living. Audio installations, music, pets, parties or hosting your own visitors are forbidden. You receive clean linen (no towels, no soaps), clean (but not new) cooking equipment, clean and large comfortable rooms. KITCHENS All rooms ENSUITE are equipped with cooking equipment, fridges, TV, video-recorders, alarm clock and safety deposit boxes. SMOKING The 1- 4 person bedrooms inside the apartments are non-smoking rooms. The larger living-rooms and kitchens are smoking rooms. Drugs of any kind are prohibited. To legally be able to smoke pot, you must make use of one of the neighbouring coffee shops. AREA INFORMATION All kinds of (night)shops, post office, cash points, many restaurants and take-away restaurants, public-transport, and bike rental are within 10 minutes walking. PAYMENT-CONDITIONS A valid credit card is required for making a reservation on this website, but European Apartments Reservations also requires EXTRA a REFUNDABLE Key deposit. You get an extra email with an explanation as to how to pay the Key deposit through PAYPAL money services and will provide you with pictures and conditions. Guests are required to respond to this email. To guarantee your reservation, guests have to make a down payment key deposit within 24 hours (Last Minute within 4 hours) after having received the PAYPAL e-mail money request. No down payment KEY-DEPOSIT= no reservation. The Key-deposit will be refunded through PAYPAL to your credit card account on the day of departure once you return the keys and leave the accommodation and cooking equipment in a clean condition. You drop the keys in the letter box on location before 11.00 am on the day of departure. After your key deposit is received, you get a receipt and route instructions to the accommodation. No credit cards are accepted. Payments can be in cash payment when you collect the keys or by international bank transfer 7 days prior to arrival. POLICY CHILDREN AND EXTRA BEDS All children under 3 years stay free of charge when using existing bedding. Up to two further older children or adults are charged EUR 35.00 per night and person for extra beds. Maximum capacity of extra beds in a room is 2. Extra beds and baby cots are upon request and need to be confirmed by the host. Supplements will not be calculated automatically in the total costs and have to be paid separately in the accommodation. PETS Pets are not allowed. ACCEPTED CREDIT CARDS no credit cards accepted, only cash or by international banktransfer. TIME COLLECTING KEYS Guests have to re-confirm the exact time of key collection. Collect keys ONLY on a exact fixed time!!! AFTER 15 pm before 22 pm. Reconfirm the exact time collecting keys. NO arrival + NO collecting keys BEFORE 15.00 pm If you show-up BEFORE 15.00 PM or AFTER 22.00 PM you pay EXTRA. PAYPAL Open now a personal account with Paypal.com It makes it easier to send + refund the extra REFUNDABLE KEY-deposit. HOUSE-RULES If you come home late night or early morning you have to be very quiet. These are residential apartments. It is NOT a hostel, NOT a hotel, NOT a guesthouse. You use the private apartment of your host. You and also the neighbours like to sleep without being disturbed by voices, shouting, singing. After 22.00 pm windows have to be closed. +++++++++++++++++++++++++++++++++++++++ You get on day arrival a clean bath-room BUT it will not be cleaned the up-following days. If bath-rooms get dirty during your stay YOU have to clean. Rooms and bath-room and bed-linen are clean when you arrive. When you collect the keys you can complain and it will be cleaned the same day extra. We do not except complains AFTER your stay. ++++++++++++++++++++++++++++++ - NO noise coming home between 22 pm and 08 am. - NO yelling, NO screaming, NO slamming doors. - NO noise from talking, singing, audio-systems. - NO awaking neighbours because you forgot the keys or lost your friends: 1 to 3 persons get 1 set keys. 4 to 6 persons get 2 set keys. - NO smoking in NO-smoking rooms. NO smoking outdoor-balcony. - NO joints in front of the apartments. - The coffee-shop where you can enjoy your joint legal are in 5 minutes walking. - You smoke in the coffee-shop where you buy the joint, NOT in the apartments. - Never extra guests or visitors and NO pets. - NO collecting keys before 15 pm + NOT after 22 pm Collecting keys out these hours ONLY on request with extra charge + extra conditions. - No hanging around + drinking + trash in front of the apartments. bars, disco, after-night-parties are only 10 minutes drive from your home. To enjoy your joint you have to go to a Coffee-shop. INSIDE this complex is 1 COFFEE-SHOP ( 3 minutes walking ). 10 More Coffee-shops within 10 minutes walking. . Tram and Bus stop around the street-corner and bring you in 10 - 15 minutes to the Night-life districts and the famous Red-light district. . All Main-spots within 3 kilometre distance.
